Now, if your agent turns around and also represents a buyer who wants to write an offer on your home, that buyer ends up confiding all of his details in the agent. An agent in this position would have to say something like, “Well, Mr. and Mrs. Buyer, I can’t tell you the seller’s bottom line, his motivation for selling or any other confidential details.” And conversely, the agent can’t tell you, the seller, any of the buyer’s details.

When an agent collects twice the fee by representing both seller and buyer, Eugene Fall Colorsit almost means he represents neither. Or perhaps he represents both a little bit, but not both to the fullest extent of his ability.

Selling Your Eugene Home for Profit (that’s the Fun Part!)

Every once in a while you can be checking through the accumulation of notes and other odds and ends when you find something that doesn’t look familiar. Possibly it’s something someone handed to you that you didn’t have time to look at previously. It’s just there, somehow—who knows how or when it got mixed in with your own notes.

Here’s one of those. It’s a memo that came out of a printer, so there’s no handwriting which might have provided evidence of its origin. When I read it, everything in it rang true—and valuable. Here it is in its entirety (I have fixed a spelling error or two):

Keys to Selling Your Eugene Home for Profit

  • smart modest investments (new stainless steel appliances, new carpet, etc)
  • smart exterior improvement (clean landscape lines, strategic color pops, fresh mulch, new exterior paint/trim)
  • stage it! Stage indoors and outdoors during warm months. Research average return on staging statistic.

Unless it’s a fixer, then these tips don't apply, in that case, to make the most money, don’t invest in any improvements, just priced to sell!

If I had one thing to add, it would be the “staging statistic” that the author (who was obviously pressed for time) seems to have wanted to include.

Boiling down Realtor® Magazine’s most detailed analysis of the topic (2015), they found that “A staged home will sell for 17% more on average than a non-staged home.” Furthermore, when it comes to speed in selling your home, staged offerings left their non-staged competitors in the dust: they sold “87% faster.”

Good News: Eugene Mortgage Rates Echo Another 2017 Low

A couple of weeks back, the ultimate authority on Eugene mortgage rates hadn’t mince words. That was Freddie Mac, whose opinion about mortgage rates constitutes the final say in the matter. Freddie isn’t modest about its preeminence (Freddie’s trademarked corporate slogan is “We make home possible”). Together with sibling Fannie Mae, the quasi-governmental entities stand behind 60% of U.S. mortgages.

Each week their PMMS survey collects data snapshots from thrifts, credit unions, banks, and mortgage lenders to gauge of the direction of the home loan market. Future Eugene home hunters and the homeowners whose properties are found in the current listings (or soon will be) are constantly affected by those ups and downs. For one thing, they dictate the “monthly payment” calculations you find in the detailed breakdown featured most online listings including those on my site.

Naturally, the rate averages vary from lender to lender and state to state but it’s the direction in which mortgage rates are headed that can be a spur for buyers. Either direction can cause activity. When rates rise quickly, buyers can be incented to lock in rates before they get out of hand. When they fall, that inducement disappears—although a shrinking monthly payment does create an increasingly affordable scenario. Low rates create an encouraging “price is up, but the cost is down” situation.

The week before last, Freddie’s headline had been an unequivocal piece of favorable news for Eugene buyers and sellers:“30-Year Mortgage Rate Hits Another 2017 Low.”But last week’s follow-up failed to live up to what was expected (a slight rebound). Freddie’s headline on Thursday was neither fish nor fowl, up nor down. It was the third possibility, where mortgage rates don’t go anywhere: they just sit, deadpan as a professional poker player, revealing nothing:
